A gate tells you a lot about a property before you ever step inside. We’ve spent 17 years in Santa Clarita watching tired, sagging, and dead gates come back to life. The photos below will eventually carry the weight of that work. The captions explain exactly what changed. Some of these repairs took an hour. Others took a day. Every one of them ended with a gate that opens and closes like it should.

Recent Transformations
Sagging Driveway Gate, Valencia
A 14-foot steel gate off McBean Parkway had dropped almost two inches at the latch side. The gate was dragging across the driveway and the opener was straining hard enough that we could hear the motor laboring from the street. We replaced the worn hinge knuckles, reset the post brackets, and re-squared the frame before welding in a reinforcement plate along the bottom rail. The gate now clears the driveway by a full inch and a half, and the LiftMaster operator no longer fights the load.
Dead Gate Motor Replacement, Saugus
This one had been dead for three weeks. The old FAAC motor had water intrusion from a cracked cover, and the control board was corroded beyond saving. We pulled the old operator, installed a new FAAC unit, and repositioned the gate arm so the geometry was correct from day one. We also sealed the cover with a fresh gasket and rerouted the wiring so water can’t pool against the connector block. The gate swings smoothly and quietly now.
Off-Track Slide Gate, Canyon Country
A slide gate on a long rural driveway near Sand Canyon had jumped its track twice in one month. The steel rollers had worn flat on one side, and the track had pulled loose from the concrete in two places. We replaced all four rollers, re-anchored the track with new wedge bolts, and adjusted the guide rollers so the gate can’t drift sideways. It now rolls the full 26-foot span without the grinding sound the owner had learned to live with.
Intermittent Gate Failure, Newhall
The gate would open fine in the morning and refuse to respond by afternoon. That kind of on-again, off-again failure is almost always a sensor or a loop, not the motor itself. We traced the problem to a failing photocell that was dropping its signal as temperatures rose in the Newhall heat. We replaced both safety photocells, recalibrated the loop detector in the driveway, and tested the full cycle 30 times across the hottest part of the day. No stalls since.
Gate Keypad and Receiver Upgrade, Stevenson Ranch
The owner had to hold the remote against the window from inside the car just to get a signal. The receiver antenna was degraded, and the keypad buttons had worn smooth from years of sun. We replaced the receiver, installed a fresh DoorKing keypad with a weather hood, and reprogrammed all remotes to the new encrypted signal. The gate now picks up the remote from 40 feet away. The keypad works on the first press, even in the rain.
Gate Panel Repair After Vehicle Strike, Castaic
A delivery truck caught the edge of this ornate steel gate and bowed the top rail badly enough that the gate no longer seated into the latch. We removed the damaged section, straightened the top rail cold with a hydraulic bottle jack, and welded an internal stiffener inside the rail to prevent future flex. The original finish was matched as closely as possible, and the gate closes flush again. The welded joint is stronger than the surrounding rail.
